A home on a golf course comes with more than a view. Before you fall for the fairway outside the window, it helps to know what you are actually buying into.
Start with the basics. Is the lot bordered by a fairway, a green, or a tee box. Each one behaves differently. A green draws foot traffic and stray putts. A tee box can send balls in a fairly narrow direction. A fairway gives you the most unpredictable spray. None of these are wrong, but you should know which one is outside your fence before you sign anything.
Next, ask about ownership of the course itself. Some Bend golf communities have a course owned and run by a private club. Others have a course owned by a separate company that leases access. This matters because it affects who controls maintenance, hours, and any future changes to the layout near your lot.
Look closely at landscaping and screening. Netting, mature trees, and berms between your yard and the course are not decoration. They are there to manage balls and noise. If a lot has none of that, ask why, and ask what the seller has done about stray balls over the years.
Finally, walk the course at different times if you can. A quiet Tuesday morning and a busy Saturday afternoon are two different experiences. The house does not change, but your daily life around it will.
